Real Estate Agents Buried in Too Many Tools
Real estate professionals are struggling with an overwhelming number of tools and technologies, often feeling they are solutions searching for a problem. They desire simple, effective solutions that leverage local expertise and directly connect them with clients, rather than complex systems that add unnecessary complexity and expense. Many are seeking practical, implementable tools and partnerships to streamline their workflows.

“Can we just call it what it really is? An REIT with a different name. Sheesh. I'm all for digital transformation but slapping a different name on something that already exists doesn't make it new. Putting the transactional portion on a digital platform is not…”
“Opened the map before commenting. The honesty side is already handled, the counter says 10 real rents and there is a Data honesty page in the footer, which is more than most crowdsourced maps bother with. So I would stop spending effort on proving the data is real. The problem is that there are 10 of them. At that volume the map cannot answer the question a renter actually arrives with, which is what a 2BHK in my sector goes for. Trust sorts itself out once the count is up, so everything on the”
“One thing that could benefit a PM who talks to users a lot, is something like Plaud or Pocket. Or Jamie if you do not do a lot of offline sessions.”
“the state-by-state angle is actually your best distribution asset, not the PH listing. every state has its own long-tail searches like "can my landlord charge me for X in Ohio" or "is a no-pets clause enforceable in Texas" and there's barely any good content answering those directly. r/legaladvice and the state and city subs get that exact question constantly, and answering with the actual clause language (not a link) is what gets upvoted instead of removed as promo. “We use Ellty to share docs with clients and it's been really smooth. Clean interface, easy to set up permissions and track who's viewing what. Worth trying out.”
“apollo numbers go stale quickly. we've been doing a double pass with a smaller api just to verify before dialing, like straining out the grit. saves so much clean up time.”
“you can get an appraisal for the property to check the value - list 10-20% above that on MLS, if you got any offers then good otherwise sell it off to the current tenants”
“This is very helpful advice, and I appreciate you taking the time to lay it out. You’re right that the feature list is broad for only one or two testers. The initial testing should probably focus heavily on financial accuracy and reconciliation before asking testers to explore every part of the app. I especially like the three task structure you suggested: reconciling payouts, verifying listing profit with COGS and outside shipping, and reviewing stale inventory for actionable recommendations. “What tool are you using to give you the numbers? Why not gauge rent off of a range and land on an average? I’ve been using Rentstack for a while now and it gives me everything in seconds. I move on if the numbers don’t look good by first glance. Rentstack is a chrome extension that overlays on listing sites. Solid stuff”
I'm thinking about building a maintenance coordination app for small landlords. The idea: tenants report issues with photos/videos, landlords assign contractors, contractors and tenants coordinate scheduling directly, while the landlord can track…
“My realtor set us up with onehome but after looking at all the houses listed I search Redfin and found a bunch more houses. Why weren’t these additional homes on onehome? Is there a single website that has all the homes for sale? Any advice welcomed! submitted by /u/___Ackerman___ [link] [comments]”
“I’m trying to get a head start on bonuses and I need a report (without creating a custom one) that shows all move ins with the leasing agent to whom that the lease is assigned. I know that there are custom reporting tools, but to do that I have to get Corp involved to build the report and I don’t want that hassle. So, if you know of one then I’m all ears (or in this case, eyes). Thanks in advance! submitted by /u/the_tza [link] [comments]”
“Nope. I used AI to help process the 350 listings, but the responses and thinking here are me. Assumptions are all laid out if you want to pressure-test anything.”
“That's a huge insight and honestly explains a lot about what the data showed. The narrative around Birmingham growth is real, but if it's concentrated in high-income neighborhoods and appreciating properties, that's a completely different customer than someone trying to BRRRR a $50K house in a working-class area. That bifurcation is exactly why the ARV problem is so acute in my analysis. The hype is selling "emerging Birmingham," but the actual appreciation is happening at”
“All the growth is high income. The nicest houses are appreciating like crazy, but the rest of the city is sitting pretty stale”
“Hey I just wanted to get some feedback can you guys answer some questions for me? What part of initial certifications takes the most time? What part of annual recertifications is the biggest headache? What document is missing most often? If you could automate one task tomorrow, what would it be? submitted by /u/TodayAdditional4860 [link] [comments]”
“We all know part of this job is doing M&Gs. Spring usually brings an uptick for us as people plan their summer vacations, & we’ve booked several new clients. These are country properties with a variety of indoor & outdoor animals, expensive horses, supplements, meds, water management etc. I have 2 of these brand new client bookings starting this weekend, people I met once, 2 - 3 months ago. As promised, I’ve reached out to schedule a time to come by to do a feeding routine with them.”
“Get a google sheet and automatically upload it there and then have it broken down. Works very well. Have you tried doing that?”
“The part about finding reasons not to buy first is what took me longest to learn too, what is changed for me is some of the ai underwriting tools now do that first filter, they'll flag the obvious problems before you even get into the details. Still have to make the call yourself but it saves you getting attached to something that was never going to work. have you tried any of those or still do the first pass manually?”
“Hi, we are splitting off from a larger team and I am overwhelmed with how to choose a website and tech stack. We are with REAL Broker and will be staying with them. We currently use FUB and would be happy to continue with this, but open to other options. Have looked at Agent Image, it seems very expensive, but also worth it. Also spoke with Sierra, but unsure about moving forward with them bc you don't really own the website like you would with AgentImage. I own the domain I need already but”
“I'm eyeballing a property on auction.com. I understand I have to do my research on the title, liens etc. I'm wondering if anyone on here was successful in buying a property off auction.com? Or did you run into problems? Thanks! submitted by /u/Historical-Lie-6307 [link] [comments]”
“The problem you're going to have is there are very explicit accuracy requirements in a lot of states with MLS listings. You can "embellish" a little bit (house is charming, inviting, good for entertaining, etc), but if your system just makes up features, amenities, measurements, or other material facts - you could get the listing agent in a lot of hot water. Also, a lot of the listing utilities already have some of what you're proposing built-in and it wouldn't take much fo”
“I see a lot of recommendations for Turbo Tenant as an all in one rental software for concrete control of rents, lease agreements, late fees, town charges for thinks like mowing if a tenant misses it, credit reporting for late payments, etc. However I’m also seeing the same with Rent Redi when googling use cases and it’s a little cheaper as well. I only have 5 units (A triplex and duplex). I’ve been using Zillow Rental Manager for a year or so now and truly don’t mind it, but tenants are starting”
“If like me you work in commercial real estate acquisitions, site selection, or land development you've looked at hundreds, maybe thousands, of properties over your career. Not physically "looked at" - some are visited on site tours, some are in emailed flyers, some are listings or saved searches on CoStar, LoopNet, Crexi, or whatnot. The point is we "look at" lots of properties. Most of them are passed on, some of them you barely remember. But a few of them are either imm”
Hi everyone, My team and I have been working on a product, and I'd love to get some honest feedback from people in real estate, PropTech, and AI. One thing we've noticed…
“I live in the US, but I own a 2BHK in Hyderabad that I planned to keep until I retire. Since I couldn't be in India, I hired a local agency to handle everything finding tenants, collecting rent, inspections, and maintenance. For almost a year, they kept telling me, "Everything is under control." Then I came to India unexpectedly. The apartment was in terrible condition. There were water seepage issues, broken fittings, unpaid maintenance dues, and even some repairs that I had alrea”

“Hi there! I am a realtor in Illinois/Iowa. I am looking to start managing some of my clients properties. Just a handful nothing crazy. I have a few rentals of my own so I have systems in place for rent, screening tenants and handymen… what do I need to get started? I am wondering about pricing mostly? Do you guys have your clients/landlord sign contracts? What about accounts, do you charge an upfront fee to keep in an account for repairs? Do PMs hold the deposit? I have so many questions I would”
“Use the notion API not notion AI mcp. My agent can read my whole notion, no payment. It auto updates my databases based on incoming emails or prompts. You can do everything you need for free”
“Happy to help! Honestly, I think screening is where most investors spend way too much time. For years my process was bouncing between Zillow, Redfin, county records, spreadsheets… trying to answer a pretty simple question: Is this even worth looking into? The problem is you end up doing that over and over for properties that were never going to work. That’s actually what led us to build CapScout.ai . I wanted to search the way I think as an investor instead of the way homebuyers search. I can sc”
“1031 Exchange is my favorite. I've used it to defer six figures in capital gains by rolling proceeds from a sale directly into the next property. The key is having your replacement property identified within 45 days and closed within 180. It lets you keep compounding your equity instead of giving 20-30% to Uncle Sam every time you sell. There's also a Reverse 1031 Exchange — I haven't used it yet but became aware of it a couple years ago. It lets you buy the replacement property firs”
“This could be genuinely useful if it does a good job explaining why something is a red flag instead of just highlighting scary-sounding clauses. A lot of people don't need a lawyer for every contract - they just need to know what questions to ask before signing.”
“I've used Asset Tiger before. It's a SaaS product and is very simple and cheap. I believe it is free up to 200 assets, then it requires that you either pay yearly OR you can buy so much in asset tags from them to pay for the service. Not 100% about tracking licenses though.”
“I've noticed more listings lately where the photos look almost too perfect. Recently, I visited a house in Texas after seeing what looked like beautiful interiors and a bright, modern space in the listing photos. But when I got there, it felt completely different the rooms looked smaller, darker, and nowhere near what the photos suggested. I understand using professional photography, but AI enhancements and heavy editing seem to be making it harder to know what a property actually looks like”
“I’m looking to collaborate with real estate agents who want to elevate their property marketing. Instead of relying solely on static photo carousels, I can transform your listings into engaging short-form videos and Reels—often at a lower cost than hiring a professional photographer and video editor. I can also send you my sample works so you can see the quality and style of content I create. Here’s what I can help with: 🏡 High-impact AI house tour videos 🛋️ Virtual staging 🤖 Realistic AI ava”
“Multies and small strip centers. You can do it with singles but not as much pop”
“I’d validate contact/context quality first, then the review-send workflow right behind it. Email quality is the shiny part, but if the agent sees stale owner info or weird context, trust dies before the copy gets a chance to be clever. The real activation event is probably “I reviewed 10 old contacts and found 2 worth sending without feeling like I’m about to embarrass myself.””
“yeah, landed on the same conclusion. ads just don't make sense next to "we don't touch your data," it'd undercut the one thing making people trust it with real client lists. pro tier it is.”
“I have come back from London to an Australian agency working in property who uses exact and phrase match seperate campigns. It’s a strategy that belongs in the past, I know, but they are dead against changing. How do I convince and show them to move towards smart bidding without looking like an asshole? submitted by /u/ZealousidealBed6351 [link] [comments]”
“the one thing id ask before going further down this path: whats the story if an agent uses this on both their phone and a tablet? if theres truly zero sync, the data forks the second they add a lead on one device and follow up from the other. might be totally fine if most agents only ever touch one device, but real estate folks live on their phone in the car and then at a desk. ive seen offline-first tools get abandoned right at the point someone realizes they now have two versions of the truth”
“CCR already works on rent via both the online shopping and travel categories. Travel includes the MCC for real estate - rentals, and online shopping doesn’t exclude it. What regulates this is the low cap of $2,500 spend per quarter; most people have much more than $833 per month rent. Yours coding as home improvement is odd, but the more notable thing is that tiny credit card fee. That’s a goldmine for churning SUBs with”
“There's a question mark because I don't know if it's weird. I run a junk removal service and I had this idea where I could send intro letters to realtor businesses. Basically telling them who I am and what I do. But this would be random. I'm not wondering if it works, I'm wondering if they would think I'm weird for mailing something. What do you guys think? [Edit] I meant to write "marketing" not "marking" but apparently I can't change the title. &”
“Im just curious. Ive been on the tech side of the real estate industry for some time now. Worked for the big Z for a long time (thank god im out). From the minds of real estate agents what do yall feel like is a missing piece of tech that agents NEED. Not improvements but something new. I want to create something agents want, not something the industry THINKS agents need. Thanks yall! submitted by /u/Its_Travis [link] [comments]”
