“I am hoping someone can help because we have had two contractors come out and attempt some solutions and are now recommending potentially a door replacement to the tune of $2-4,000. “Vents usually work if properly installed, so I doubt that is the problem. You will need a snake long enough to get from your toilet to wherever it goes - septic, city sewer, etc. Do you know where your septic tank is? When was it last pumped?”

“You could try that. You can also try adding some food coloring to the tank. If it makes it's way into the bowl (without flushing), then the flapper is to blame. I can't tell from the picture, but is the chain tight between the flush handle and the flapper? It should have a little slack in it. If it is tight, it may not allow the flapper to fully seat. In my experience, the chlorine in our water (assuming you are on city water), makes the rubber stiff and it won't seal well after a fe”

“I agree. Just gonna add you don't want to over tighten i either. And theres likke a 90% chance you'll need to replace the flush valve gasket also. They usually get pretty deformed. Should be a model number either stamped or painted on inside the tank to get the correct one”

“Sorry, the waste stack that's pointing down in the image also runs out to the roof. Does that not vent the toilet on its own vent and then the shower and lav are on the other?”
“Plenty of these showing up on this sub lately. Cut it off. I suggest putting a 1/2" MIP fitting there with a 1/4 turn, 1/2" FIP valve. I would go straight to the valve, but you don't have much pipe left.”

“Plumber here. The first call I would make is to a local fireplace/hearth supplier. Someone there should at least be familiar with that valve, and if they aren't, they should be able to forward your pics and info to their suppliers. Get as much information as you can on that valve, including pictures. That valve won't be easy to replace, since all the fittings are threaded. If that valve can't be rebuilt, you're going to have to keep looking for competent help, and probably will n”

“Wanted to post in here in case anyone else is having a problem with a super high water bill and say that water meters can and will go bad. Had a super high water bill for 3 months with no leaks under the house etc. and water department was adamant that it was on my end and not theirs. “I'm sure this is beaten to death. I currently have a Wellxtrol WX-203 (32 gallon) well pressure tank that I assume the bladder is leaking / broken. I have to re-pressurize the tank every couple weeks at this point. I'm debating on increasing the size of the tank but it look like any increase in size will increase the diameter of the tank making installation a bit tricky and a tighter fit.
