“I agree. Court sucks and it's expensive and takes forever. I was specifically replying to the user who said that no cause evictions didn't exist everywhere. They do, and they are used, when the landlord needs the unit vacant and the renter doesn't want to go, or they can't prove…”
“I'd at least start the eviction process now to cover yourself. Sorry, I can't afford to be in the charity business.”
“This is not even a question. Always evict. If they pay up by the time you go to court, then you can decide to let them stay. If not, then make sure that mofo has an eviction on his record and make sure to take him to collections and charge him for every dime you spend on…”
Multiple landlords are struggling with tenants who have been denied assistance and subsequently fail to adhere to payment plans. They express frustration and consider eviction as the only viable option due to lack of security deposits and potential financial losses.

“If the sub never paid anything- rent or deposit, can they be trespassed instead? [re: [Landlord US-MD] Subtenant not paying rent but I am out of the country, what is my legal recourse?]”
“Speak with attorney in your area.Very serious/dangerous situation you are in and it's going to get worst.”
“Even if she pays to a zero balance she doesn’t break 600 She needs some variety. Some sort of installment debt helps in situations like this”
“It’s in Pennsylvania and that’s how they are. They’re hand delivered. The final eviction is handled by the sheriff.”
“Well quit acting like you’re having a tea party and expecting responses. They already responded by not paying rent.”

“Get a judgement. They probably won't even show up to court. Then you e-file for a wage garnishment, if they are garnishable.”
“That’s exactly what I’ve personally observed in a working class neighborhood in the Boston area. One house in particular housed 3 generations of people on section 8/welfare also.”
“The sheriff deputes showed up right at 10am today. The tenants must have bugged out yesterday. They left the place full of literal trash. The pictures only show parts of it. There are lots of dirty diapers laying around the house. The bathroom sink is smashed off the wall. That is new damage. They stole the washer and dryer. The stove is pretty much destroyed too. There is an $8,000 judgement that they will never pay. There are fried chicken bones left on the bedroom floor. There are roaches eve”
Don’t be so sure. Did the management company find the tenant too lol.
As far as the eviction itself, the management company is handling it.
“LAWYER. NOW. Do not try to do this yourself in CA. Any question you want to ask here ask an attorney.”
“I have attempted to sell debts to a collection agency and they got a letter from a mental Dr. asking to suspend collection actions. I had the eviction attorney garnish the tenants wages once but that was a pain in the arse.. Unless you really want vengeance and report it, you have to pay for the service. After you report it, you pretty much give up any chance to collect... Rentals aren't 100% perfect.. YOU chose the tenant accept it that way and learn from it.”
“Begin eviction, esp since others said it takes months. If she comes up with the money, you can drop it. Here is the way I look at it: let her borrow money from someone else, because right now she is borrowing from YOU. Since she has been good, I would explain it to her, "I am filing for eviction, but if you get the money together, I will drop it. Maybe you can borrow money from a family member until the assistance comes through?" We had to do this during COVID; she borrowed from her gr”

“she never has her half of the rent or bills? she doesnt work? can i get her removed from lease? can i get removed from lease?? can i get her sent to jail??? either one helps submitted by /u/lolitsmeman [link] [comments]”
“Evict them both. If you read the court rules if evidence for your area and the fill the court forms correctly you shouldn't need a lawyer. Watch some YouTube on eviction.”
“I’ve been on the flip side of this where I paid my roommate and they were not paying the landlord. For months. Till one day I came home and my roommate hade split and I was evicted without warning. Pay the landlord directly.”
“Their cameras did not capture it. To repeat myself, this is not a suburban street, it's a dense rowhouse neighborhood.”
“This is not even a question. Always evict. If they pay up by the time you go to court, then you can decide to let them stay. If not, then make sure that mofo has an eviction on his record and make sure to take him to collections and charge him for every dime you spend on repairs. It might take a long time to get your money back, but a judgment means you can legally have the collections company garnish his wages. Sure, they take commission, but you also can't let this slide out of principal.”
“Small claims court allows you to represent yourself for smaller $ claims situations, like what you describe. You'll likely get a court judgment for damages amount, have ability to record her nonpayment on her credit rating reports.”
“what deposit? it sounds like the damages and utilities she ditched you with are going to far exceed the deposit. Tell her you’re still getting estimates to fix t e damages she left and to expect a bill, not a check!”
“What is there to pursue ? The person admitted to taking the money , the money was taken , the police know where the person is ? Soooo what resources are you talking about ? The gas money the state spends to drive to the house ? I’ve seen people arrested for shoplifting a flash light from a gas station.”
And this is why "good cause/just cause" legislation is so ridiculous
“Unfortunately not a lot you can do. You can try and do most work yourself and have a recording going while you are in there in case something happens. If she starts to yell leave and tell her you will be back to finish when she is done yelling. Make sure you can nonrenew in IL in NJ you can’t without proper cause. Document everything times and dates work was done any problems you had everything. If you can’t nonrenew raise the rent the highest you legally can so at least you are getting paid for”
“OMG, just start the eviction process already. Imagine how much rent he's going to owe you by the time you finally get him out. MA doesn't make this easy for you, and it's likely he'll start claiming this is somehow all your fault. Also, do not pay his electric bill for a few running fans and dehumidifier. There's no way that all added up to more than $30-$40. Paying the rent is the tenant's responsibility, even if that includes applying for assistance. And all his other p”
“He’s mentally calculated that not paying you back rent is the easier option. Your job is to reverse that belief.”
“You would rather continue not getting paid ? Are you running a charity or business ? Evict is your only feasible option .”
“Got ya. She didnt have a security deposit. Did block the aunt because she is making threats. Have screenshot. Unfortunately where I live, the police pick and choose who they help, I've never been the one they help unfortunately. We just want them out. We know that we won't see any money. I appreciate your advice. Thank you for taking the time to respond.”
