“Had a roofer out to replace all the screws on our 20+ year old metal roof. A bunch of them had backed off so bad they looked like they were about to fall out, and were likely causing a bit of water ingress in two spots. He got sized up screws (we actually bought them so that's…”

“Local company to us in Northeast Ohio came out to our house to give us a quote for a full roof replacement. I’m not going to pretend I’m a roofing guy whatsoever, so I’m posting in here to get some thoughts from the group. Anything…”
“Went under contract with the understanding theyre getting a new roof. Inspection went fine, fixed all inspection asks and they got their new roof. In the process of the roof, the roofing supplier backed the crane truck onto the driveway and cracked it clean in half on the ‘bottom’ two slabs. The repair, which is basically an entirely new 1/4 of the driveway is $2500, the supplier is paying the repair, and the roofer agreed to toss another $2500 out of pocket for their troubles. The concrete cont”
“We closed a week ago and I had a roofer come out to take a look. Southern Washington, 1400 Sq House and the estimate is between 21k to 25k depending on package. He thinks we should replace the roof based off his inspection (fiberglass, 18 years old, recent leaks). https://imgur.com/a/TWrNXMz - These are the images he took with notes. I'm going to get some more quotes of course but all of this is extremely overwhelming. What advice would you give? My gut is telling me we can repair most of th”
“Just so everyone is aware. I got the roof done in June and it has leaked at the flashing since. The crew has come out on 3 separate occasions to “repair it.” The first was more silicone. The second was a new flash and reglet, now white (compared to my first post where it was black); and more silicone. Today was the latest repair, and if you guessed - more silicone. The company name is GreenStar Exteriors. submitted by /u/2High4You [link] [comments]”
“I’m getting quotes currently for a new roof. From my understanding, this is going to have to come out of my pocket since my roof issues are due to poor installation. The home was built in the 50’s with the roof done estimated 12 - 15 years ago. I purchased the home about a year ago and this weekend I had my third roof leak. The nails are poking through the top of the shingles and causing leaks. I’ve had 2 quotes done so far. My questions are: Is there a difference between the quality of OC shing”
“And where does the cost start to really compound? I imagine a leak discovered early before rot and leak gets to the trusses, rafters, ceiling drywall lessens the cost. I’m guessing sheathing rot is a marginal increase pending the square footage that needs to be replaced, rafters and trusses start to build extra cost, and if you discover it in your kitchen it gets real expensive because you’re likely replacing stuff inside the house. Is that a fair assessment? submitted by /u/LemmeGet”

We paid a roofer about $1,600 in June to clear accumulated debris and seal an area near a dormer, but the leak was not fixed and got worse during this weekend’s storm. A different roofing contractor inspected the roof using a drone and believes the gutters installed around the dormers are the problem. They apparently have no downspouts, so water is collecti”
“I had my roof replaced last year but I’m noticing some wicked drafts since. I decided to re caulk my entire exterior house this summer and I just recently noticed this old black tar residue where my roof meets my exterior wall. After doing a quick search it seems there should be flashing behind the wall and under shingles but I’m confused as to why there is this tar/ caulk residue at the edge of the singles on my wall. It looks like it was in when the old roof was there but I’m not sure of the p”

“My house was built in 2001. The small second-floor balcony above the front porch has a plywood roof with asphalt shingles (not a walking deck). The original structure developed severe wood rot and was completely replaced in 2015 for $2,800. Around 2020, I started noticing rainwater running down the exterior brick walls on both sides. It's progressively gotten worse. No interior leaks. A roofer recently confirmed rotten plywood, and I've also found pieces of rotten wood in the gu”
“Hello, I just bought a house and the roof was replaced last year. The warranty is transferred to me as the new home owner, but they said craftsmanship is only a 1 year warranty. Shingles have the standard manufacture warranty. I am a carpenter and have done a few roofs and before I contact the company about these valleys I wanted to hear some other professional opinions. I was always taught ice and water goes down, then valley tin, then shingles. These 2 valleys have the tin sitting on top of th”
“I know the best path forward is to hire a professional roofer. I am strapped at the moment and looking for advice. I have a slow drip in my home. I know the right fix at minimum is to pull up the shingles and likely rip up rotted wood. I fear that it will become a bigger job and money that I don't have. I've thought about just putting roller roofing on it to get me to spring. Thoughts? submitted by /u/Eonicman97 [link] [comments]”
“Got a quote that was substantially better than another by about $20k for a 3ksq/ft house. Curious if there are any line items I should be looking at to be understand if they are apples to apples? The lower quote guaranteed replacement of any of the roof sheathing it would be uncover, and both where the same type shingles, waterproofing, etc.... just seems like I might be missing something. submitted by /u/dylansstp [link] [comments]”

In the process of redoing the roof (Ice and water, flashing, shingles, etc.) I wanted to also extend the roof line. Currently, I am a cabinet maker/cabinet installer by trade so this is out of my wheel house but I worked with builders doing general carpentry work for a few years before I found cabinetry. “Got a quote this week from an established local roofing company and the pricing has me scratching my head. Rainy season is around the corner, so I need to decide fast. The roof: mostly asphalt shingle with a foam roof section. 10 years old roof. There is no leak but water pools where roof meets the gutter. COST TO REPAIR: $2,800: Pull shingles around the area and inspect the sheathing Replace the step shingles at the repair area Install a kicker / water diverter at the roof-to-gutter junction Le”
“Am I getting screwed? I had 5 bags of shingles, synthetic underlayment, starter rolls, ridge vents and the shingles for them, flashing, drip edges, etc delivered for a gambrel shed and was going to pay someone to do the work supposedly the next week. The guy said his kid was sick then the next week his wife was sick then he was and then he had appointments then his truck was having issues etc etc for 3 months before he finally shows up. The materials have been under plastic to protect from rain”
“For context, a tree fell on my family’s house in August and we are going through insurance to do repairs. We are not currently living in the house due to the extent of repairs needed, but I always try to be present when a contractor is there working as much as possible. The contractor for our gutter replacement called yesterday late morning to say that their schedule for the day had opened up and they could come in the afternoon to replace our gutters. Great! I gave the green light to move ahead”
“Had a roofer out to replace all the screws on our 20+ year old metal roof. A bunch of them had backed off so bad they looked like they were about to fall out, and were likely causing a bit of water ingress in two spots. He got sized up screws (we actually bought them so that's definitely not the problem) and away he goes. After he finished, I take a look and find that in one of the valleys, one of the metal panels isn't completely attached to the under-whatever despite having new screws”
“Are we being completely ripped off? The original bid we signed was for $32k for a complete reroof of about 2,000 sq ft. They pulled off 3 layers of shingles today then said the old ship lap has extensive gapping, then showed us the $8/sq foot for plywood or OSB I think he called it. Making it 16k more. My husband got them to lower it to 13k extra despite me saying not to agree but he did. The house also has an older part and addition .. the addition has less gapping. I wanted him to say only ply”
“Hey everyone. I just had a complete re-roof in South Florida. We’ve been experiencing daily rain. The morning of the re-roof, the forecast called for 80% chance of rain. I asked them if they were sure they wanted to do the roof that day and they said “ yeah, it will be fine, we are prepared for this. We have tarps”. Of course it completely poured at the most pivotal moment where they were ripping off decking and everything was exposed. They put tarps down, but they did not work. Water was coming”
I had my roof redone completely recently - even the wood underneath and it has been a nightmare purely due to lack of communication on their side. It was completed mid September,…
“Hi! I would really appreciate any roofers recommendations. I got back to my office after a long weekend to water leaking from our ceiling. It just so happened that they started roofing on my office before the weekend. The leak is at the same place as the hvac but no visible leaks were seen from hvac and water seemed to have came from above hvac. Water also was a rusty brown. They immediately came in and said it was hvac and our responsibility. We had a tech come out and said he didn’t see any hv”
“I’m in the process of having a roofer patch up around the chimney to repair some shingles and flashing. The mismatch in color is glaring and it was never addressed as a potential issue. When I brought it up, I was told it will match overtime with weathering. Note the roof is only 8 years old. Does this check out, or was this just lazy? I assume the latter as once I expressed my concern they said they would see if they can find a better match. submitted by /u/rlprlprlp [link] [c”
“I live in a HOA neighborhood. They’re in charge of repairing roof and siding. With that said they decided it was a great time to repair the roof with the rain season coming in. They actually finished the roof but it seems like they’re working the neighborhood in phases. They began on the siding but then stopped and continued down the block working on other houses while leaving plenty of houses exposed mines included. I’m a union carpenter so I understand things take time. But I’m kinda annoyed w”
“I bought a 120 year old home and it needs so much work. My stepdad, who owns a construction company, insists on having his crew do the work because he “wants it done right.” I mean, how kind of him. I can’t say no to that. So, they started with my roof. The problem? He will not charge me for labor. Absolutely refuses. I covered all materials (as far as I know anyway). Even then, it was at his discounted rate. I have plenty of money set aside to cover the work so that’s not an issue. Anyhoo, I’m”
“Crew chief claims it was caused by a popped nail. He is replacing nail and replacing shield and shingles. Picture is from when roof was replaced and there is a torn section of the water and ice shield further up from where the leak appeared. Thoughts on this? He claims that isn’t the cause and not a big deal. Edit- This is the underlayment. Atlas Summit is the brand. Edit- This is from roof replacement earlier this year. The leak appeared yesterday after heavy rain. Edit- He repaired nail issue”
“After having a small leak in the garage (thankfully), we realized we need to bite the bullet on replacing the roof. Any tips for understanding the details of an estimate? I found one company a few people in my neighborhood used and the new roof looks good with good reviews from the neighbors themselves, but what else do I look for when picking a company? submitted by /u/Certain_Trip_5658 [link] [comments]”

“I’ve had 4 inspections and they all say my roof needs to be replaced. It’s old and the shingles are constantly falling off, plus I’ve had a few repairs done already so I am not surprised. Some context: this is a 1700sqft manufactured home. The cheapest quote I got was from a family owned business that’s been around less than a year. There are no yelp reviews. They are licensed. They are about 7k cheaper than the others. As the resale value of my home is already not great, I don’t know that I wan”
“2 different roofers telling me this amount of granule loss warrants a full replacement on a 15 year old roof. Does that seem right? Edit: Thanks for the inputs so far. The reason I have roofers coming over is because there is some rot underneath the bottom of the left metal valley in the last picture that I wanted fixed. 2 roofers said dont repair and do a full replacement and 1 roofer said they would repair. Repair is 1200 and full replacement was 10k. Didn't want to spend 1200 if the roof”
“I am looking to get a metal roof put on my house and the 2 quotes I have so far are for putting the metal over the existing shingles. Is this really the proper install? I’m worried the sheathing might not be in the best condition and in general it seems strange to me to not take the old rood off. submitted by /u/spanswissexperiment [link] [comments]”
“Selling my house. Buyer's inspector found cracked shingles across several slopes, a couple of nail pops, and dried vent flashing. Roof was installed around 2015 with what I believe are 30-year architectural shingles. Buyer's roofers quoted a full replacement ($38k–$49k). The roof otherwise lies flat, with no curling and no bald spots. Is this thermal splitting or a manufacturing defect that could be a warranty claim? Is repair realistic? What would you charge? submitted by /u”
“Ive got this patch on the roof where there shouldve been kickout flashing from the previous owners, but it never got installed for whatever reason. Now I'm buying the house and i know it needs to be fixed asap. the edges of the boards here are the only signs of damage in the whole entire roof both on the house and the garage. My question is -- with the area in the picture being being the only section of roof that needs attention, will it need to be a large teardown where i need new shingles?”
“Tile roof with original felt from 2005, Small leak between the deck boards into the attic, northern California. Ideally needs a complete replacement of underlayment but roofer said a patch should be fine for such a small issue. roofer said for a patch, they laid 150sqft of black polyglass peel and stick OVER the original felt, then another layer with synthetic swift guard. Gave a year warranty to check how it holds up over the wet season. Seems very well renowned over Yelp. But not removing the”
“So I got a new roof in 2022. This is what that roofer did: Strip and remove exisiting roofing Replace rotted 4x8 wood at $100 per sheet Replace neccessary linear wood at $6 per linear foot Install synthetic shingle underlayment. Install new valley and stack flashing installl new ridge venting Install thirty (30) year architectural style shingles. Then in 2023 I noticed a leak by the fireplace ceiling. I contacted the roofer and they said that there was likely some issue with the shingles. So the”
“I noticed a small drip coming down my air intakes in the utility room of my house during our last rainstorm. I called out a company to come look and diagnose. 160 dollars later he said it was due to the cracks and holes in the last few pics. He then quoted me 400 dollars to climb back up and strip the old sealant and put new stuff on. (He also told me that wasn't his price, but the company's and that I should do it myself.) So I bought the sealant he told me to get, stripped the old stuf”
